2023 Board Candidates

Following are a list of individuals who are willing to serve on the Board of Directors for a three-year term. At this time three board of director positions are available (2 board positions and 1 vendor/partner position). When you are ready, please cast your vote.

Blake Ashley

StoreSmart Storage in Rock Hill

Blake has spent the past 20 years in logistics. He currently works as the Property Manager for the StoreSmart Storage location in Rock Hill, SC.  He also spent more than 7 years working with the Controlled Products Systems Group as a distributor for access control, gates, and doors.  He’s worked with around 300 manufacturers.

He’s interested in learning and helping the self storage market become better with emerging technologies.

Damon Emerson

Storage Shield, CEO

Board Member for PASSA Board Member for NeSSA

Emerson has spent 15+ years in self storage starting with U-Store-It (now Cubesmart) as head of The U-Store-It Network which was a lead generation program for calls and reservations. He spent over 10 years building the Northeast sector and parts of the United States for StorSmart tenant insurance, StorSmart Bader, and then Storable. He also spent time learning the operations side of storage through automation and virtual. In January 2022, he was named CEO and Partner for Storage Shield tenant protection company, providing a transparent and high value approach to the tenant protection industry and sharing the differences with tenant insurance.

He’s available for questions or assistance when able for most things storage. If he doesn’t have an answer, he will help you to achieve it!

Justin Knight (Vendor Partner)

William Knight Insurance Agency, TN

Knight works as an Insurance Producer for William Knight Insurance Agency out of Knoxville, TN, where he focuses on Self-Storage Facility Insurance Policies. Previously, he quoted Residential Contractors and Artisans as well as personal lines products.

Currently, his territory for covers, South Carolina, North Carolina, Georgia, Kentucky, Ohio, Indiana, Missouri, and Arkansas. This year, he has presented at two round table discussions and recently presented at the July SCSSA Summer Quarterly Luncheon in Greenville, SC.

In addition to working with storage facility owners in 30 states for the past 6 years, Knight is also active in local clubs, such as Rotary, Ducks Unlimited, and the Knoxville Home Builders Association. He really enjoys devoting his time to organizations that educate businesses and individuals on changes in their industry. Mr. Knight’s focus and goal for all Profit and Non-Profit organizations/associations is to grow membership and awareness of how the association can benefit individuals and businesses.

When he isn’t assisting storage facility owners with their insurance needs, he can be found at the golf course or duck hunting with his dog, Delta.

Veronica Lee (vendor Partner)

Commercial Real Estate Professional

Meet Veronica Lee, MBA, a commercial real estate professional who enjoys assisting buyers and sellers with their various commercial and self-storage requirements. With a focus on self-storage, she strives to develop and build relationships with her investors and clients.

Lee’s passion for storage stems from her personal background in the industry. Her family owned and operated a self-storage facility for 12 years and involved her in daily management operations. This unique perspective allows her to connect with buyers and sellers on a deeper level. Growing up in this ever-evolving atmosphere gave her the desire to pursue a career in real estate specializing in self-storage.

She is a licensed broker in Georgia and South Carolina and is a graduate of the University of West Georgia with a Bachelor of Business Administration Real Estate Degree and a Master’s Degree in Business Administration. With her practical commercial real estate experience in addition to her education, she is poised to offer the best possible experience for those looking to sell or invest in the self-storage market.

Kevin Leebrick

Starting in 2010, Kevin has worked in almost every aspect of storage starting as a store manager to now being a owner-operator and CEO of a boutique third party management company with locations in SC, GA and NC. Kevin has served on the SC board since 2020, currently as Treasure of the Association. He has also serve on the NCSSA board since 2014 and has serve as President since 2022. Kevin is currently a member of the SCSSA, GASSA, NCSSA and nation SSA.

Michael McManus (Vendor partner)

Broker in SC, NC and GA
Currently serving on the Board

McManus is a returning SCSSA Board Member.  He has been working in the Self-Storage industry for over ten year.  As a Broker, he focuses on South Carolina, North Carolina and Georgia.  He is licensed in each of these states and is an active member of each State’s Self Storage Association.  Over this time, he has helped owners increase the value of their investments and ultimately sell when the time was right.  In total, Mike has closed over 75 deals which account for over $170 Million.  Raised in Fayetteville, NC, he has a BS degree from UNC – Chapel Hill and a MBA from Georgia State University.

Jimmy McDowell

Add A Space Self Storage, Conway, SC

McDowell has been the owner of Add A Space Self Storage for the past 21 years in Conway, SC. Previously, he was the owner of Shortstop Convenience Store and Homeplate Grill. The decision to leave this business is what led him into the self-storage world, along with the ownership of Anchor Realty.  He began in the real estate business 20 years ago and is currently the Owner and Broker in charge. There have been countless lessons learned throughout the years that have helped greatly in the success of his growing businesses.

Outside of professional duties, some of his favorite hobbies include playing golf, cooking, and traveling.

J. Wallace

Management BluePrints, LLC
Currently serving on the Board

Wallace is the President of Management BluePrints, LLC, a Commercial Real Estate and Self-Storage Ownership and Management Firm that has Built, Owned and Operated nearly 5 million square feet of Self Storage and Commercial Real Estate. Development, Business Process Improvement & Operations Consultant. He specializes in Self Storage and Commercial Real Estate based businesses, their day-to-day operations along with the construction, acquisition, and development of new and existing assets. In 2012, he successfully negotiated and executed the sale of a large, $40 million Self Storage portfolio; a portfolio that he had worked to develop over the previous eight years. Currently, he owns and operates a regional self storage/commercial real estate ownership, operations, and development firm with nearly 30 locations in the Southeast.
Wallace has extensive experience with software development, web-based systems and websites specifically integrating those systems into the Self Storage business model to bring high customer service satisfaction and improved business operations.

Hall Tanner (Vendor partner)

Midcoast Properties, Goldsboro NC

Hal is a broker/advisor for Midcoast Properties, Inc, a leading commercial real estate firm that has worked exclusively with owners and investors of self storage since 2000.

Hal spent his early years working in the media business and held several executive positions for Multimedia, Inc. and Gannett, Inc. in Greenville, South Carolina before returning to run his small family business in Goldsboro, NC in 2000, where he still resides.

His background as an owner/operator of several small businesses prior to joining Midcoast provides him with the experience and understanding of the challenges storage operators face.  He also sees the opportunities that we all can benefit from by working together through organizations such as the NC SSA.

He has served on the boards of the United Way (NC and SC), was the campaign chair for the United Way (Goldsboro, NC), the Greenville (SC) Zoo, the Baxter County Regional Hospital Foundation (AR), Chambers of Commerce (NC and AR), the executive committee of the Military Affairs Committee for Seymour Johnson Airforce Base and served in an advisory role for the Boy Scouts (NC).  Having served on many boards in all capacities, he understands how board members can make a difference for members of their associations.    He has successfully lobbied at the state level, assisted in membership growth campaigns, and improved the benefits provided to members through communication and educational opportunities.

Hal holds an undergraduate degree from Wake Forest University (BA) and an MBA from Clemson University.  He is also working towards his CCIM designation – the gold standard for real estate professionals.

He has been married to his wife, Leigh, for 36 years, has four children and a new grandson.  His hobbies include hunting, fishing, and traveling to new places.

Professionally, Hal is most proud of the relationships that he has developed among many members of the storage family and looks forward to working with the other members of the board to benefit all storage owners in South Carolina.
